COVENANTS & RESTRICTIONS

LAKE FORREST POINTE

I. HOMEOWNER’S ASSOCIATION
A) First payment due at closing. From then on, fee to be paid annually in an estimated amount of
$375.49. In addition, an amount equal to 1 year’s assessments to be paid and deposited into an account to
be applied and used for start-up costs and as a working capital fund in connection with the initial operation
of common areas and for future working capital needs.

B) Entryways, landscape berms, common areas, lakes, and streams to be maintained by the association.
C) A Board of Directors will govern the Association after 85% of sites have been closed.
D) Association fee to be paid annually.

II. ARCHITECTURALLY APPROVED PLANS
A) Minimum Square Footage:
Ranch--2,400 Square Feet
Multi-Level--3,000 Square Feet
Two Story--3,000 Square Feet
1½ Story--3,000 Square Feet

III.EXTERIOR MATERIALS
A) No duplication of exterior elevations including colors and materials in view of each others permitted.
No two identical elevations are permitted.
B) Minimum 3 car attached garage side load is preferred.
C) Roof must be woodshake or tile with a 10/12 roof pitch.
D) 100% of the home’s exterior to be either brick, stone, dryvit or cedar.
E) Driveways to be concrete or pavers.
F) All fireplace chases to be bricked, stone or dryvit only.

IV. LANDSCAPING
A) Landscaping should be a minimum value equal to 5% of the home’s value.
2) Two (2) parkway trees are needed on a site except for corner sites where four (4) trees are required.
C) The home site must be mowed and maintained per Village ordinances and all recorded covenants & restrictions. A landscape architectural plan depicting all four (4) sides of the property must be provided to the Architectural Review Committee within sixty (60) days of submitting home plans for approval. Indicate in common English vernacular the names of the proposed trees and bushes for the site as well as their locations.
D) Lawn must be sod in the front and preferably sod in the side and rear yard as well. Hydroseed is acceptable if maintained properly for the side and backyards.
E) Twelve (12) months after closing on a home site, the site must be grated, seeded, with trees and a sidewalk regardless of construction status. This is to ensure the aesthetics and integrity of the neighborhood and will be enforced.

V. CONSTRUCTION AND COMPLETION
A) Homes to have forty (40) foot setback from the front lot line, 30 foot from the rear and ten (10) foot side setback. Homes on corner lots to have thirty (30) ft. side setback from the side lot line.
B) Construction to be completed within twelve (12) months from commencement with all safety precautions adhered to.
C) No sheds or structure other than the residence are to be constructed on the site unless approved by the Architectural Review
Committee.
D) No business may be operated out of the residence.
E) Window grids on all windows, subject to Architectural Review Committee.

VI. EXTERIOR RESTRICTIONS
A) No RV’s, boats, or trucks are to be parked or stored on residential premises.
B) No exterior satellite dishes with the exception of 18” dishes.
C) No above-ground swimming pools. Only in-ground permitted.
D) The Design Review Committee must approve all fences & placement (only wrought iron).
No fences on Lake Forrest “Pointe” main lake.
E) Signs need approval by the developer and to be “For Sale” and/or “Builder” signs only in accordance with covenants & restrictions.

VII. ARCHITECTURAL REVIEW FEE
A) A non-refundable $450.00 architectural review fee made payable to Lake Forrest of Shorewood
Homeowners Association is required at the time plans are submitted for approval. .

VIII. CASH DEPOSIT
A) A $5,000.00 or cash deposit shall be required at closing. The funds are refundable upon the
successful completion of the home and landscaping (5%) with all covenants and restrictions adhered to.
